We are very much looking forward to warmly welcoming guests, old and new, back to Kinross House and Grantown on Spey after this unprecedented closure due to the covid 19 outbreak. We all understand we live in a very different world to the one we once knew just a few months ago. We have been working tremendously hard to ensure we are both COVID safe and compliant for all our guests and are pleased to offer this Seal of Confidence confirming we have followed government and industry COVID-19 guidelines. Kinross House is situated within the beautiful Cairngorms National Park,
and is a perfect base for touring the Scottish Highlands including the Malt Whisky Trail, the Strathspey Steam Railway or the Cairngorm Mountain Experience and Ski Resort at Aviemore.

An attractive Victorian Villa with period features situated in the beautiful wooded south side, and on possibly the quietest street in Grantown. Kinross House is within easy walking distance to woodland walks, River Spey, local shops and restaurants etc.
Guests will enjoy a friendly and personal service in a warm and relaxed atmosphere. A hearty Highland breakfast is guaranteed to fuel the most energetic traveller, from fresh fruit, wholesome cereals, porridge, breads and croissants, smoked salmon scrambled eggs, kippers or a full Scottish cooked breakfast with plenty of freshly brewed tea or coffee, Kinross House has something to offer everyone at breakfast time. Vegetarian and special diets catered for plus packed lunches and snack menu available. We also have a fine selection of Speyside and other Scottish Malts, fine wines and local beers.

The Private House Stay's Guide


The Strathspey area strictly speaking includes the whole Spey valley as it runs North-East From the North-west corner of the Cairngorms through the whisky trail towns of Aberlour and Fochabers. However the classicly beautiful and most commonly visited part of Strathspey is the area from Aviemore through Grantown-on-Spey and Boat of Garden. David Attenborough described this part of Scotland as one of his favourite parts of the world.
