We took over the Pierowall Hotel in Orkney nearly 7 months ago now. The previous owners had used Private House Stays for several years and I had some experience with using the site and working with Cassie due to this. I've always found that it was easy to navigate and more importantly easy to get in touch with Cassie if I ever had any issues and she was always quick to respond. We found that just having a reservation system was not enough and had to move with the times. Private House Stays online booking system has been very useful to us and we have benefitted in various ways. Cassie has been most helpful with an initial visit and very professional in getting us set up. If we ever have any queries Cassie is quick at getting back to us and helps solve them as much as she can. Private House Stays is very easy to use and being a small hotel it’s good that you can keep an eye on all of your bookings and mark off or release rooms when you need to. I have been with Private House Stays for a number of years and I can honestly say they are the best agency. I use several agencies and Private House Stays is way ahead of them, in fact almost all of my bookings are from them. I do not own my own website so they built me a simple website listing on their site and potential guest can see my availability and send me online booking requests. We have a large bed and breakfast with integrated self catering ground floor apartment. We were referred to Private House Stays by our web site manager as we were not able to fill gaps in our bookings on our own. Within a day Cassie and I had a long telephone conversation, which I think was on a Sunday night. Within another two days the on line system was in place and up and running. Very shortly after that we got our first booking and they have been flooding in ever since. When I bought my licensed B&B, the Creel, before the start of last year’s tourist season, there was a whole stack of things to do to make the place my own and prepare to receive guests – get the property ready, get my mind around what I would be serving and how, get a website that would be attractive to potential guests up and running, and get in gear to take and manage bookings. Each one of these items was a minefield (and a mindful) so I was really pleased that I took up a friend’s suggestion and farmed the last item – the booking management system – out to Private House Stays. One can – and should – do one’s website (I recommend Weebly, which is free, but a do-it-all yourself thing) but I was very pleased to find myself working with Private House Stays to integrate a ready-made booking system into it. We dithered for several years as to the benefits or otherwise of an on-line booking system. I have been really happy with the on-line booking system Private House Stays offer, since the first day I started using it in 2011. Having previously experimented with a generic system run by a very large company I was wary about hidden costs, they were taking up to 20% of the whole booking value in commissions. You do not get charged anything extra for bookings made direct from your own website and the majority of my bookings are now made on-line. In my experience on-line booking is now an essential part of an accommodation providers website, with more guests year on year choosing this method of booking. Availability is easy to use and update - I only have to do it once, as the system is integrated with Visit Scotland's website and linked to my website, a real plus at height of season. Having Private House Stays taking bookings means I do not need a whole e-commerce section embedded in my website. When availability is on view and up to date it saves a lot of time dealing with enquiries for availability you do not have. More and more guests are travelling with smart phones & tablets, they prefer to view availability rather than phoning around. Any problems, the solution is an email or phone call away with the very personal service Archie & Cassie offer. So why did we chose PHS? At least 85% of our customers are from overseas and they wanted a safe, secure and user friendly way to give their card details to pay their deposit. We wanted someone who we had confidence in. The Private House Stays system does this. Running a busy hotel is very time consuming and by guests being able to go on line and book saves us time rather than taking their details over the telephone. The Calendar is quick and easy to use and we up-date this on a daily basis without any fuss. Also, the entry we have on the Private House Stays site has brought in many enquiries. We opted for a full listing on Private House Stays, which allows customers to book online either directly from our website or via the Private House Stays website. We have seen online bookings become our customers' primary choice for booking their accommodation with us. Our guests like the opportunity to check availability and book accommodation instantly and often comment on the ease of the online booking process. This has led to huge reduction in the amount of time we spend answering telephone and email enquiries meaning we can spend more time looking after our guests! The "back office" functions of the booking system such as setting up pricing, managing room availability are all straight forward and easy to manage.
A major benefit of choosing PHS is that commission is only paid on bookings that come via the Private House Stays website and not on those that come via our own website. This is a big advantage as it means we are not being charged for guests who are regular customers or who have found our guest house via our own website/marketing or promotional activities.
It has been reassuring to see that whilst Private House Stays has continued to grow, expand and innovate it still remains a personal and friendly company.

The guests are happy too, the site shows the customer all the information they require with photos of all rooms, they can then fill out a simple booking form, no requirement for a deposit, but financially secure. If a guest does not want to use the system there is always the option for me to process the booking for them.

I had thought about introducing an online booking facility but thought I was too small an operation then I had a call from Private House Stays.
A meeting was set up with Archie Bouverie to visit. In no time at all he was able to demonstrate the flexibility and ease of PHS online booking system. I was hooked! As an owner I can control my content and pictures on the site. I can update the availability calendar for when I take my own bookings so no double bookings! I no longer have the worry of deposits. PHS is able to check guest's identity at the time of booking through checking their bank card which guarantees me payments for any cancellations or 'no-shows'. Adding the PHS online booking system to my website has increased my business and overall efficiency.
